EV Charging
England mandates EV chargepoints in new homes and buildings with over 10 spaces from June 2022
Building Regulations introduced in England in June 2022 require every new home with parking to have an EV chargepoint, while new non-residential buildings with more than 10 spaces must install at least one chargepoint plus cable routes for 20% of total spaces. Residential buildings undergoing major renovation with over 10 spaces need one chargepoint per dwelling with parking, and non-residential renovations of similar scale require one chargepoint and cable routes for one in five spaces. A temporary exemption allows developers to fit only cable routes, not active chargepoints, in covered car parks pending further research.
Why it matters
The regulations create a baseline demand for chargepoint installation across England's new-build and major renovation pipeline, directly shaping procurement volumes for developers and housing associations. The covered car park exemption may affect equipment specifications and phasing strategies for multi-storey and basement projects.
